With over 20 years design experience on projects from $3000 to $75,000 the one thing that I know with any successful project is this:  It all begins with a Plan. 

Design floorplans are not the same as a building permit.  Design planning uses solid design principles, what I call "People Space", to make sure all the fixtures, furniture and people can fit in the space comfortably. Building permits focus on structural and building code safety issues, not on how easy it is for people to live and move around in that space.   

Planning your space actually saves you time, and money, because it gives your contractor a clear vision of how you want the finshed space to look and feel.  

More often this crucial step is often missed by homeowners, and it ends being a costly mistake, once construction begins.  A well-designed floorplan is a small investment to help make your project run smoothly to stay on time and budget.
